Eastdil Secured LLC provides real estate investment banking services in the United States. It specializes in individual structuring and tailor-made placement of sale, financing, joint venture, entity, and other transactions in the domestic and offshore, public and private, and debt and equity markets. The company assists clients in the recapitalization of investment grade real estate properties. It engages in investment sale and debt placement business. The company, formerly known as Eastdil Realty Company, L.L.C., was founded in 1967 and is headquartered in New York, New York, with additional offices in Los Angeles and San Francisco, California; Washington; Chicago, Illinois; and Atlanta, Georgia. As of November 16, 1999, Eastdil Secured LLC operated as a subsidiary of Wells Fargo Bank, National Association. Eastdil Secured LLC operates as a subsidiary of Wells Fargo Bank, Ltd.

History
Eastdil Realty

In 1967, Eastdil Realty was established as Eastman Dillon Union Securities (which subsequently merged into Paine Webber), the first real estate investment banking firm and pioneer in the investment banking business. With the belief that the real estate industry would benefit from the investment banking skill-set and technology of the corporate finance world, Eastdil’s senior management purchased the firm from Paine Webber in 1980. Eastdil subsequently led the industry in development finance, private equity placement and syndicated tax investment. Eastdil also became one of the largest separate account pension fund advisors in the country as well as a leader in REIT formation and structuring.
In the mid-1980s, Eastdil was 50% owned by Nomura Securities Co. Ltd., where Eastdil achieved considerable success in private equity transactions with Japanese, European and Asian investors, syndicated limited partnership investments, structured convertible and participating mortgages, and securitized and Euro-bond placements. Eastdil was the first to structure and place a reverse dual-currency financing on an office building in the U.S. In 1994, given the financial condition of the Japanese economy, Nomura's commitment and distribution capabilities were severely impacted and Eastdil subsequently repurchased its interest from Nomura.
In November 1999, Eastdil became a wholly owned subsidiary of Wells Fargo Bank while retaining its name and independent management structure. The integration of the nation's leading real estate lender with the preeminent real estate investment bank enhanced services to clients and established an exciting platform for future growth.

By the early 2000s, Eastdil had established a strong national presence and had become one of the most successful real estate investment banks in the industry. This continued success carried into 2005 through the completion of over $31 billion in transactions.

Secured Capital Corp
Secured Capital Corp was founded in February 1990 by several senior executives of Drexel Burnham Lambert. Proficient in the real estate capital markets, the executives priced new issue commercial mortgage securities, placed mortgage financings on large properties, and traded commercial mortgage loans in the secondary market. In addition, the executives designed and placed the first commercial mortgage-backed securities to be rated by rating agencies and backed solely by the collateral with no third party credit support.

Soon after its inception, Secured Capital Corp began winning contracts to act as financial advisor to the Resolution Trust Corporation for the sale of performing, subperforming and nonperforming commercial mortgage loans and real estate. Secured Capital Corp was widely credited with playing an instrumental role in the development of the secondary market for nonperforming real estate loans.

In 1994, Secured Capital Corp began advising major private sector financial institutions regarding the dispositions of their commercial real estate assets. By the early 2000s, Secured Capital Corp transitioned with the maturity of the real estate cycle to a focus on commercial real estate brokerage through the representation of major institutional investors for the sale or refinancing of large, quality, commercial properties.

By 2005, Secured Capital Corp had attained a high level of success with a notable presence within the commercial real estate marketplace. Through the primary business lines of property sales and debt placement, Secured Capital Corp completed nearly $30 billion in transactions in 2005.
