Calvin E. Gardner, MAI, is the President of Gardner Consulting Services, Inc., and has been providing real estate appraisal and consultation services in Orlando and the Central Florida area as well as throughout the state for over 22 years. The primary business of Gardner Consulting Services, Inc., is the appraisal of residential and commercial real estate; however, we also perform brokerage services (Old Florida Properties), market studies, site selection, and litigation support. Our assignments are mostly in Central Florida, including the Counties of Orange, Seminole, Lake, Osceola, Polk, Volusia, and Brevard. However, we have worked throughout the State of Florida as well as other States in the southeast.

Gardner Consulting Services, Inc., has a combined staff of nine associates, including State Certified General and State Certified Residential Appraisers. Our size allows for a diversity of specializations and the ability to obtain the best data and technical equipment to perform assignments.

Our residential appraisals include single and multiple family homes, vacant lots, townhouses, and condominiums. Our commercial appraisers perform office buildings, condominium developments, housing subdivisions, planned developments, shopping centers, restaurants, net leased.

Commercial Real Estate - Our commercial department includes valuation and consulting on a wide variety of property types and services. Most appraisals are for mortgage financing with banks and institutions, but also includes appraisals and consulting for estate planning, asset management, and litigation, including eminent domain, divorce, partnership splits, bankruptcy, title discrepancies, and general real estate disputes. We provide a variety of appraisal formats, including complete self-contained narratives, summary appraisals, and limited scope appraisals.

The executor has many duties and responsibilities which require the executor to follow a specific legal process which is regulated by state statutes and federal laws. The IRS requires well documented appraisals prepared by appraisers who hold a designation with real estate appraisal experience with an understanding of the IRS real property valuation guidelines.
