Quick Steps to Buying Foreclosure Homes

Even if buying a foreclosure home is different from that of a normal property, there are advantages to the deal that you may not have known earlier.

Even if only one real estate agent is involved in the process for buying such a house, there is less scope for negotiation. In most cases, the seller requires a pre-approval letter before the deal is completed. It is the responsibility of the buyer to take care of the repairs. What is most attractive is the fact that you can move in easily as these houses lie vacant with the bank.

According to Robert Jenson, owner and founder of the Jenson Group at RE/MAX Central in Las Vegas, it is not an easy job to buy a foreclosed house. One has to go through many houses and many offer letters before anything gets approved.

Lawrence Yun, the chief economist for the National Association of Realtors, says that mostly first-time buyers are interested in foreclosure homes, as their price range is low.

You should remember before buying
It is important that getting an agent and preparing the letter happen simultaneously. It is recommended to search on the internet for such houses in website databases. This helps filter out the unnecessary houses and concentrate on the REO (real estate owned) houses. The bank’s broker is there to make the task of buying easier as this latter helps in paying the commission to only one agent.

In places like Las Vegas where thousands of such properties are with the bank, getting the attention of the overloaded agents may not be easy. Jenson advices the buyer should meet the lender after meeting the agent to show interest in the transaction.

Since deals happen quickly with these bank-owned houses, it is advisable to have the finances ready beforehand. Zimmerman says that many banks view financing and selling the houses as different jobs so a person who is expecting to get a loan from the loan is mistaken to think so.

Even if the task of repairing a house seems daunting, both Jenson and Zimmerman suggest that it is better than waiting for the owner to move out. For the repair works, taking the help of a tradesperson is worthwhile, as he can assess the amount of repairs that need to be finished and direct you accordingly.
